Challenge

The David Jones & Country Road head office consolidation project at Richmond presented a unique set of challenges, efficiently addressed by our expertise in property portfolio strategy management, project delivery strategy, development management, design management and contract superintendent services.

A crucial aspect of the project involved defining, negotiating, and managing adjustments to the base building works under the Agreement For Lease, a task that required delicacy and precision. Additionally, the project demanded the integration and management of client supplier agreements with the design team and Head Contractor, all within a tight program and amidst multiple stakeholders.

The complexity of the task was further amplified by the need to address base building non-compliance and condition issues, along with managing the relocation of David Jones from Sydney and its consolidation with Country Road Group in Melbourne.

Outcome

The outcome of this meticulous and strategic approach was highly successful. The project team achieved a crucial negotiation with the landlord for selected base building makegood works, ensuring that the campus aligned with the authority requirements and specific needs of the clients under lease conditions.

Moreover, the project was delivered under a Guaranteed Maximum Price contract, providing cost certainty and effective risk management. This strategic approach enabled the completion of all project stages on time and within budget, a testament to the project management capabilities of our team.

The project spanned an impressive 25,000sqm, with Building 1 (8,400sqm) completed in just 9 weeks and Building 2 (16,600sqm) in 16 weeks, showcasing the team’s ability to efficiently manage and execute large-scale, complex projects, ensuring client satisfaction and maintaining high standards in property development.
